About QuantX Estimation: An estimating desk built around numbers that survive scrutiny.
A construction estimating and quantity takeoff practice working for contractors, subcontractors, fabricators and developers in the United States and United Kingdom since 2016.
Measurement, pricing and bid support, done so it can be checked
QuantX Estimation produces construction cost estimates, quantity and material takeoffs, and bid support for residential, commercial, industrial and civil work.
Packages are measured in Planswift and marked on the sheet in colour, priced with labour built from production rates and material carried at its own rate, and issued as an editable workbook with the assumptions written down. Nothing is a black box: every figure traces back to a line on a drawing.
We are not the cheapest desk available, and we do not try to be. The aim is an estimate whose numbers survive a client asking where they came from. Most of our clients keep their own estimators and use us for overflow capacity and independent validation, which is a better business case than replacing a good estimator.
How an estimate is built here
Five decisions about structure, made the same way on every package, so the estimate can be read, edited and defended.
Labour comes from hours, not a lump rate
Every line carries a production rate in hours per unit, priced at your market’s crew wage. Change the wage and the whole estimate follows.
Material and wastage stay separate
Wastage is its own column, applied per item: 5% on concrete, 10% on sheathing, none on holdowns. Not one blanket figure at the bottom.
Every count is visible on the drawing
Colour bubbles over each item with a legend carrying the running count, so any quantity can be checked against the sheet in seconds.
Revisions inside scope cost nothing
Addendum two days before the bid? Send it. You should never hesitate to ask us to be accurate.
Scope gaps become written exclusions
If the drawings and specs disagree, it comes back as a stated assumption rather than a silent guess inside a unit rate.
Four checks that run on every package
Accuracy is not a promise made in a proposal. It is a set of steps that either happen or do not.
Discipline match
The package goes to an estimator who has priced that trade before.
Rate verification
Wages and material rates checked against the project’s region and current market.
Second review
An independent pass before release, focused on high-value packages and anything flagged.
Scope-gap sign-off
Nothing ships until every logged ambiguity is resolved, assumed in writing, or excluded.
Software we work in
- PlanswiftQuantity takeoff and on-sheet markup
- BluebeamDrawing markup, counts and overlays
- RSMeans data from GordianRegional cost benchmarking
- FastPIPEMechanical and process piping takeoff
You do not need to own any of it. Output is Excel, ours or your template.
What we will not do
- Guarantee a final construction cost. The 95–98% figure is a working target on clear drawings and a clear scope, not a warranty.
- Price your live project for free. We send a sanitised sample of completed work in your trade instead.
- Estimate for two contractors bidding the same package. If we are already engaged on a project, a competing enquiry is declined.
- Publish a client’s name, project or drawings without written permission.
- Design systems. Sprinkler layouts, structural connections and MEP routing are measured from the design, not produced by us.
- Hold files back as leverage. The workbook, marked drawings and Planswift file are yours once the engagement is settled.
Two markets, each in its own conventions
UK work is not run through a US template and converted at the end. The differences are set out side by side on the US and UK conventions page.
