Insulation & waterproofing estimating services
Batt, rigid and spray insulation, air and vapour barriers, below-grade waterproofing and firestopping, measured by assembly.
What an insulation & waterproofing package looks like.
Envelope scope is usually spread across several drawing sets and specification sections, which is exactly why it gets missed. Insulation is measured by assembly and R-value, not as one building-wide area, so wall, roof, floor and below-grade quantities stay separate.
Air and vapour barriers are measured with their transitions and terminations counted, because that detailing is where the labour sits. Firestopping is counted by penetration type rather than allowed for, which is what makes it defensible when the inspector arrives.

What we look for specifically
- Continuous insulation missed at slab edges and parapets
- Barrier transitions and terminations left uncounted
- Firestopping treated as an allowance
- Below-grade protection board omitted from the assembly
Insulation & waterproofing
- Batt insulation by assembly, thickness and R-value
- Rigid board insulation to walls, roofs and below slab
- Spray foam by area and depth
- Air barrier and weather-resistive barrier with transitions
- Vapour retarders and under-slab membrane
- Below-grade waterproofing and protection board
- Drainage mat, drainage board and geotextile
- Sealants and joint treatment by linear foot
- Firestopping by penetration type and count
- Thermal breaks and continuous insulation detailing

Who it is for
Insulation and envelope subcontractors, waterproofing specialists, general contractors and envelope consultants.
Every insulation & waterproofing package ships the same four things.
Whatever the trade, the deliverable is consistent, so a package from us always drops into how you already work.
Excel workbook
Line-item detail with quantities, wastage, labour hours and material priced on separate columns.
Colour-marked sheets
Every measured item marked on the drawing with a count legend, so any figure can be checked against the plan.
Assumptions & exclusions
Written down, including anything the drawings did not answer, rather than absorbed into a rate.

Common questions on insulation & waterproofing takeoffs.
Yes. They are different products, thicknesses and installation rates, and continuous insulation carries detailing at slab edges, parapets and openings that cavity insulation does not.
Yes, counted by penetration type and size where the drawings show them. Where penetrations are not yet coordinated, a counted assumption is stated rather than a lump allowance.
Packages that usually travel with this one.
Most enquiries cover more than one division. Bundling them into a single engagement keeps the assumptions consistent across the whole bid.
