How we measure it

What a framing & carpentry package looks like.

Framing takeoffs fail when they stop at square footage. A framed wall needs studs at spacing, plates, blocking, headers by opening size, trimmers and king studs, hardware and fasteners. Each of those is a different unit and a different rate, so each is measured separately.

Engineered members are taken off by product and length: I-joists at spacing with rim board, LVL and glulam beams by size, trusses by profile and count. Sheathing is measured by area and converted to sheet counts, with nailing measured against the schedule rather than assumed.

Yes. Framing is measured by member, so output can be presented as piece counts and lengths for a lumber quote, board feet for costing, or both alongside the priced estimate.

Yes, counted by type from the schedule: hangers, straps, holdowns, post bases and anchors. Connectors are one of the most commonly under-priced items in a framing package and they are never left as an allowance.

Per item. Sheathing typically carries 10%, dimensional lumber 5–10% depending on cut lengths, and engineered members and hardware none at all. One blanket percentage over-orders some items and under-orders others.
