Fire protection & sprinkler estimating services

Heads by type and coverage, pipe by size and material, with valves, hangers, standpipes and pumps counted individually.

How we measure it

What a fire protection package looks like.

Sprinkler estimates hinge on head count and pipe schedule, and both come from the hazard classification. Light hazard and ordinary hazard coverage areas produce very different head counts across the same floor plate, so the classification is read from the specification rather than assumed.

Pipe is measured by diameter and material with fittings counted, because a run of 1" branch line and a 4" main are different money per foot in both material and hanging labour. Escutcheons, hangers, seismic bracing and inspection provisions are separate lines.

What we look for specifically

  • Hazard classification assumed rather than read
  • Fittings and hangers rolled into a per-foot pipe rate
  • Seismic bracing omitted in a seismic zone
  • Head finishes not matched to the ceiling schedule
Typical scope coverage

Fire protection

  • Sprinkler heads by type, temperature rating and finish
  • Coverage areas by hazard classification
  • Branch lines, cross mains and feed mains by diameter
  • Pipe material: black steel, CPVC or copper
  • Fittings, couplings and grooved connections
  • Hangers, supports and seismic bracing
  • Control valves, check valves and drains
  • Standpipes, hose valves and cabinets
  • Fire pumps, controllers and jockey pumps
  • Fire department connections and backflow prevention
  • Testing, flushing and commissioning provisions

Who it is for

Fire protection subcontractors, mechanical contractors and general contractors pricing life-safety packages.

What you receive

Every fire protection package ships the same four things.

Whatever the trade, the deliverable is consistent, so a package from us always drops into how you already work.

Excel workbook

Line-item detail with quantities, wastage, labour hours and material priced on separate columns.

Colour-marked sheets

Every measured item marked on the drawing with a count legend, so any figure can be checked against the plan.

Assumptions & exclusions

Written down, including anything the drawings did not answer, rather than absorbed into a rate.

Planswift source file

On request, so your team can re-measure a revision without coming back to us.

Fire protection questions

Common questions on fire protection takeoffs.

No. This is estimating and quantity takeoff, not sprinkler design. Quantities are measured from the issued design or from coverage rules where the layout is not yet drawn, with the basis stated in writing.

From coverage area by hazard classification, with the assumed spacing written into the assumptions so it can be checked against the eventual design.
