Budget & conceptual estimating

Early-stage numbers exist to answer a go or no-go question, secure funding or set a client expectation. They are built from square-foot and elemental models benchmarked against comparable completed work, not from a full measurement that the drawings cannot yet support.

The accuracy expectation for the design stage is always stated. Presenting a schematic-stage figure with the confidence of a construction-document estimate is how budgets get set badly, and it is the fastest way to lose a client relationship six months later.
